Project Description:
3 bedroom house
This fantastic renovation and extension of a 3 bedroom home in Kilbarrack included the renovation of the downstairs of the home as well as a chimney removal to reclaim unused space in the upstairs bedrooms.
For the client, the results were an incredible open plan kitchen/living space downstair that is more family-orientated, and bigger bedrooms.
Chimney Works
The home had a downstairs fireplace, with a chimney breast that ran upwards through 2 upstairs bedrooms and the attic.
With planning permission received, this project began with the demolition of the chimney, and repairs to the roof to make way for the renovation and extension of the floors below.
Downstairs Renovation and Extension
This project included a complete ground floor renovation of everything but the bathroom as well as an extension.
The back wall of the house was demolished and the new extension built, giving the clients an open plan kitchen/living area that is a better, more family orientated use of space..
The Works
A new boiler was installed, and its location moved into the attic to save space. The appliances were also relocated to a pre-existing outhouse.
A new fuse board and electrics were installed along with new plumbing. And, the floors were laid to run at 45 degree angle, giving the home different finish.
This project also included all groundworks, roofing, tiling, new insulated walls, complete studwork and plastering, flooring (12mm laminates), new kitchen install, curtains, painting and decorating.
Time Taken
This project lasted a total of 12 weeks during the Winter period, achieving the target of getting the clients in by Christmas.
